Assuming full occupancy from April to September, the gross income is over 80,000 euros. In terms of weekly rentals of the whole house, the rate would be approximately 6000 euros/week for July-August.

Living Space

The living room (7.4m x 6.2m / 24 x 20.3 ft) and dining room (5.8m x 3.7m / 19 x 12.1 ft) run into each other along the front of the house, opening out to the south terrace. The living room has a fireplace and is air-conditioned. The ground floor has underfloor heating.

The spacious kitchen (5.3m x 4.6 m / 17.3 x 15 ft) opens out to the sheltered outdoor dining area with stunning view.

The study (4.5m x 2.8m / 14.7 x 9.2 ft) comes off the kitchen.

The poolhouse is the summer headquarters, with bar and summer kitchen, as well as shower and WC.

On the lower level are three rooms with variable use, currently a gym and additional accommodation, which could equally house a workshop, home cinema, games room, or storage.

Bedrooms

The bedrooms are spread out, with three upstairs, one off the living room downstairs, and three more on the ground floor with separate access from the outside. All the bedrooms are of a generous size and two are studio-size.

Bedroom 1 (4.7m x 4.1m / 15.4 x 13.4 ft) is on the ground floor of the living room, and opens out to the south terrace. Its en suite bathroom has shower, double basins and WC.

Outside

The house is on 8,000 m2 (2 acres) of land, with terrace to the front and side, the pool on a lower level to the front, and then lawned garden with fruit trees all around. The view is wonderful, with rolling hills, vineyards and perched villages, and in the background the Luberon mountain. Although the property is not isolated on its own, it feels very private and nestled.

The pool measure 12m x 6m (40 x 20 ft) and on the sides are the natural shade of two pergolas with wisteria. The poolhouse has a bar, summer kitchen and bathroom with shower and WC. The stone surround by the poolhouse is big enough for a lounging rea as well as ping pong table.

To the side of the house is a gravelled terrace with the shade of a plane tree which is perfect as a boules/pétanque court, and below that is a vegetable garden and olive grove.

At the bottom of the garden is a potential spot for a future tennis court.

The property is enclosed and gated, and there is plenty of parking at the back.

Location

The house is in the countryside between the villages of Gargas and Roussillon (4 km / 2.4 miles).

Roussillon is one of the most recognisable villages in France, with its amazing palette of ochre colours, surrounded by the green of the pines. There are said to be 22 different shades of ochre in the facades of Roussillon, from yellow to pink. Roussillon is of course a member of the ‘Most Beautiful Villages of France’ association. Not just a pretty face, Roussillon is also a good village for amenities, with plenty of restaurants, grocery, deli, butcher, baker, doctor and pharmacy. The weekly market is on Thursday mornings.

Roussillon’s school has elementary and primary school sections, taking children up to age 11.

Close by are all the other great Luberon villages: Bonnieux, Gordes, Menerbes, Lourmarin, Lacoste, Oppede le vieux, Goult, etc.

The nearest town is Apt (15 minutes), while the city of Avignon is 50 minutes away, Aix-en-Provence 70 minutes, and Marseille airport is 65 minutes.

What we like about this house

  • The view: the house faces south to a great view over Luberon countryside.
  • The terrace: Sheltered on 3 sides by the house and open to the view, with plenty of space for seating areas, a dining table under the shade of the plane tree as well as one under the lean-to roof by the kitchen.
  • The pool: The pool is big and the poolhouse has a full summer kitchen and even a bar.
  • The bedrooms: All bedrooms are large and air-conditioned, with en suite bathrooms, and having them spread about is good for having some privacy from guests.
  • The setting: Some properties seem to sit well in their setting, this is definitely one of those, there is a feeling of harmony in the design and outlook.
  • Hikes : for those who love walking this house is ideally set for striding out into the surrounding countryside. Roussillon is in reach, as is the high-end Coquillade hotel with its spa and restaurants.

Bear in mind

  • Although it feels like a converted old farmhouse, the construction dates to 2000. The benefit of this is you avoid the problems of age that old farmhouses bring, and you benefit from larger openings, underfloor heating, etc.
  • Part of the land was acquired separately by the current owners, and this has planning permission for an additional house of 200 m2 (2150 sq ft).

Transport

Exit 25 of the A7 autoroute is 35 minutes’ drive.

The nearest international airports to Roussillon are Marseille (78km / 48 miles), Nimes (116km / 72 miles), and Nice (237km / 147 miles).

The nearest TGV high-speed rail stations are Avignon TGV (48km / 29 miles) and Aix-en-Provence TGV (77km / 47 miles).
